How should I prepare?
Make any final preparations you and I have discussed. Declutter your home, remove an excess amount of personal photos, family heirlooms, etc. Organize each of the rooms, including the closets and don’t forget the garage. Complete a thorough cleaning of the home making sure to make the kitchen and bathrooms sparkle. Most importantly do not forget the curb appeal, mow the lawn, clean up the flower bed and remove the hornets nest above the garage!
Both agents and buyers understand it’s hard to market a home while you’re living in it but I encourage my seller's to keep sight of the goal. Keep the house as clean as possible at all times. When buyers are coming to view the property try to step away. Use the time as an opportunity to run an errand or enjoy some family time. I set up automatic notifications to inform my seller's when a showing is scheduled. If the house is expected to be vacant, while on the market, I typically check on the property in addition to you to ensure it's in peak showing condition.
Expect to make the house available to the buyer and licensed professionals should your contract include contingencies such as a home inspection and/or appraisal. Be preapared for any findings the inspector might identify during an inspection. This usually gives homeowners some heartburn, especially if the buyer requests repairs but don't fret we work together and I do all the negotiating for you!
